Common Types of Commercial Properties
Commercial real estate encompasses a lot of different types and structures. The classification can also include vacant lots. However, there are three main types of commercial properties that are usually preferred by real estate developers and investors when they make investments.
The first is multi-family commercial real estate properties. Some of the most common types are duplex homes and other buildings constructed to serve as residences for several groups of families. Condominiums are also considered to be multi-family properties, but they are commonly listed and sold by agents as residential units for single families.
Retail space properties are another popular type of real estate. This category includes single buildings like stores used for selling clothes, electronic items, bean bags, and various other consumer products. Shopping centres also belong to this property group. Restaurant spaces, meanwhile, are part of a special subset of retail property with certain listings classifying them as restaurant/retail. The value of these retail properties are generally determined by their sizes and locations.
Finally, the third most common type of commercial real estate is office property such as buildings and complexes. An example would be a single building that is specifically designed for office use. This building may also contain a group of offices. A cluster of buildings that serve the same function as office space can also be included in the category. Furthermore, when the offices are grouped in structures that have a single ownership, they can be listed as commercial office rental properties. The owner would then derive his income from the rental payments of his tenants.
